Newer homes, lighter grout, and a lot of foot traffic. We keep Ladera floors looking like move-in day.
Ladera Ranch and the newer Rancho Mission Viejo villages are full of homes built in the last twenty-five years, with porcelain plank tile, large-format floors, and light grout colors. Those light grout lines are the first thing to go. Within a few years of kids, pets, and daily traffic, they turn a shade or two darker, especially in kitchens and entries.
Most builder-grade grout was never sealed, or was sealed once and never again. We deep clean it back to the original color and then seal or color-seal it so it resists spills. We also clean engineered hardwood and luxury vinyl without the haze that store-bought cleaners leave behind.
We serve all of Ladera Ranch, including Covenant Hills, Terramor, and the neighboring Rancho Mission Viejo villages of Sendero and Esencia.

We remove the dull buildup left by spray mops and cleaners using methods safe for thin wear layers.
Pavers and concrete are cleaned and sealed to match curb appeal to the rest of the home.

In most cases deep cleaning brings it close. If not, color sealing makes every line uniform again, in the original shade or a new one.
