Mission-style homes deserve floors that look the part. We specialize in the handmade tile and natural stone this town is known for.
San Juan Capistrano has more Spanish and Mission Revival architecture than anywhere else in south county, and that means a lot of saltillo, terracotta, and hand-made tile. These floors are beautiful but soft and porous. Once the original sealer wears through, they soak up dirt and stains, and the color goes flat and blotchy.
We strip worn and yellowed sealers, deep clean the clay, and re-seal with the finish you want, from a natural matte look to a low sheen. We also restore travertine and limestone, clean grout on ceramic and porcelain, and clean and seal courtyards and driveways on the larger properties outside town.
We serve all of San Juan Capistrano, including the Los Rios Historic District, Marbella, San Juan Hills, and the ranch and horse properties along Ortega Highway.

Pitted, dull, or etched stone gets honed, filled where needed, and polished or left honed to match the home.
Pavers, brick, and stamped concrete are cleaned and sealed to hold up to sun, horses, and heavy vehicles.

In most cases. Stripping the old sealer and deep cleaning brings back much of the original color. Deeply stained or broken pavers may need to be replaced, and we will tell you which ones before we start.
Either. Many owners of older homes prefer a natural low-sheen look. We can show you samples on your own floor during the free estimate.
Yes. We use gentle cleaning methods first and test in a hidden spot before treating original tile.
We come to your home, test a small area so you can see the result, and give you a clear price. No pressure.
